DeLand and its satellite communities of North DeLand, West DeLand, and Glenwood are defined by a complex landscape of sinkhole lakes and wetlands. The academic heart of the region is centered at Stetson Univ, while the surrounding grid expands toward the east and south. A high concentration of burial sites, including Oakdale Cem, Glenwood Black Cem, and Pinehurst Cem, provides significant data for genealogical research across the city's diverse historical sections.

To the west, the terrain transitions into the wetlands of the Dean Dead River and Lake Beresford. Aviation is a prominent feature of the local infrastructure, with the large DeLand Municipal Airport-Sidney H Taylor Field dominating the central north and smaller facilities like Bob Lee Flight Strip and Exuma Airport dotting the outskirts. Numerous named bodies of water, from the large Lake Winnemissett to the smaller Lake Gertie, dictate the residential layout and boundary lines of the 21st-century city.
