Eglin Air Force Base occupies a significant portion of this landscape, its Military Reservation Boundary defining much of the territory south of the CSX railroad. The settlement of Deerland sits at the northern edge, while Forest Highlands is positioned near the eastern boundary between Okaloosa and Walton counties. The terrain is characterized by a dense network of watercourses, including the prominent Titi Creek and its many tributaries such as Gum Creek, Honey Creek, and Deserter Creek. Numerous smaller bodies of water like Walton, Speck, and Bull Pond are scattered across the flats. Evidence of local industry is visible through multiple Sandpit and Claypit operations, while the Ramer Lookout Tower stands as a notable landmark overlooking the southern reaches of Spencer Flats.
